Not every mortgage borrower will need these documents, but if they apply to your situation, it’s important to gather them early in the process. The sooner we know, the better we can guide you through a smooth closing. If you’re unsure whether something applies to you, contact the Mortgage Mark team and we’ll help you figure it out.

General ‘If Applicable’ Documents

Residency Documentation

If you are a non-U.S. citizen or not a permanent resident, we’ll need proof of your residency status. Please send a copy of your visa or residency documentation. At closing, two forms of ID will be required.

VA Loans

If you’re a veteran applying for a VA loan, we’ll need your DD214 and Certificate of Eligibility (COE). We can usually retrieve the COE for you, but we do need the DD214 to do so. If you have an existing VA loan and plan to sell your home before closing on the new one, let us know—we’ll help reinstate your entitlement.

Texas Vet Loans

If you plan to use a Texas Vet Home Loan, we’ll need your Texas Vet documentation and disability paperwork, if applicable.

Income Documents

Social Security Income

Please send a copy of your Social Security awards letter. We may also ask for a bank statement showing the deposit, if needed.

Pension or Annuity Income

Provide documentation showing the terms and amount of any pension or annuity income you’re using to qualify.

Job Offer Letters

If you’ve started a new job or have one lined up, send a signed offer letter on company letterhead. It must include:

  • Your start date
  • Local work address
  • Pay structure

Confirmation that your employment is not contingent on remaining steps (like background checks or drug tests)

Relocation Letters

If you’re relocating with your current employer, we’ll need a letter from HR or your manager confirming the details. It should outline:

  • Your transfer location or remote work setup
  • Job title and responsibilities (and whether they’re changing)
  • Compensation structure and if it’s staying the same

College Transcripts

If you’re a recent college graduate without a full two-year job history, we may use your transcripts as part of your employment history. You may not need this if you were working during college.

Legal Documents

Divorce Decree

We’ll need a fully executed copy of your divorce decree, including all pages. If you live outside of Texas, your state may require multiple documents (such as a separation agreement and decree absolute). Even if no income is being used from the divorce, we need this to verify any debt obligations.

Bankruptcy Documentation

If you’ve filed bankruptcy in the past seven years, please provide a full, executed copy of your bankruptcy papers.

Foreclosure or Short Sale Documents

If you’ve had a foreclosure or short sale in the past seven years, send the final settlement statement for verification.

Child Support or Separation Agreements

Any court-ordered legal obligations must be documented with signed and executed agreements.

Power of Attorney (POA)

If anyone listed on the loan can’t attend closing, a POA may be required. The title company will prepare the POA, and it must follow specific guidelines.

Why This Matters

The earlier we receive these documents, the more time we have to help structure your loan. If something applies to you—even if you’re not 100% sure—please let our team know. Surprises late in the process can delay closing, but honesty upfront keeps things moving smoothly.
